Post: Fair Housing Act - Lease withdrawal

I recently approved an applicant for an apartment. After the applicant viewed the apartment, they texted requesting a lease so I electronically sent them the lease sign. However, prior to signing the applicant came back with a list of requests such as maintenance using battery operated tools due to utility cost concerns, installing motion detectors, rental insurance not covering fires, tree falling ?!????, lease revision request etc. I canceled the lease signing and now drafting a letter stating we are unable to accommodate her request and willing to refund the application fee.

The requests seemed unreasonable to me, however I do not know if cancellation of the lease signing violates fair housing act in any way. I am considering having an attorney view my response letter just in case.

Thoughts?

Try Driving for dollars and skip tracing. It has been effective for some wholesales in the area.

Post: Landlord Newbie with 17 yr smoking tenant

Hello, so I’ve been investing for a while but recently decided to build a rental portfolio.

Here’s my dilemma:  I bought a duplex with two long term tenants, one has been there 8 years and the other 17 years. Property was rented well below market value so I’m sure that’s why they’ve stayed. The 17 year tenant is a smoker a smoker and the previous owner never replaced flooring. The carpet is pass its expected life span and the smoking hasn’t helped.

Their lease is up at the end of the month and I let them know WELL ahead of time that rents will increase by $50/mo which is still below market value BUT they are loyal long term tenants. They accepted. They paint the unit every year and change blinds. They also help out with little repairs or so around the unit.  So the tenant asked me if I plan on replacing the carpet. I told her I will have to get back will her because I prefer non/smoking units. I would hate to replace flooring on s 1000 sq ft unit and they mess up and have to replace again if they decide not to renew next year. Morally i feel it is the right thing to do and landlords cherish long term tenants such as these.

Any suggestions?

Thank you!  I will go by our Sherwin Williams store here.

Are you sure you need to paint it though? My parents house is canary yellow vinyl and I can't stand the way it looks. I hate it, but they love it. My point is maybe it is not necessary to paint if the siding is in good condition. Maybe it just needs to be washed with a vinyl rejuvenation cleaner versus painted.

I would post a picture here on BP and get some opinions.

I’ve received several different responses when I’ve asked contractors. Some say yes and others say no. When I researched it, I found that if it’s painted, it can’t be painted any color darker than the existing vinyl color in order to avoid warping. The current color is like a canary yellow.

Any professional painters out there? If so, I need a recommended paint brand and vinyl prepping steps if this can be done. I don’t want to get dinged by an inspector or appraiser due to painting the vinyl. Thanks.

We’re in a very competitive market across the US. You’re going to have to get creative whether you’re an investor or agent. When I was an agent, it was very tough in the beginning but I had a great broker that trained and helped me to get my business off the ground.
