Thanks for the advice everyone!  I'm leaning toward the flat top electric stove.  I like the oven liner idea too.  Initially, I was looking for something simple like this:

http://www.lowes.com/pd_304523-2251-FFEF3003NW_1z0...

but I could see those coils not being as tenant proof as what I'm looking for (my parents used a stove like the one in the link when I was coming up, and we wreaked havoc on it).

BP Family,

Question: Which type of stove should I buy for a rental unit (SFR)? I'm hoping to minimize cost, but I want something that's tenant proof.

Details: After a couple months of weak leads and sketchy applicants, we finally found qualified tenants, which is great news!!  I promised to supply a stove, which I have no problem doing; but I'm not sure which type is the most tenant-proof.

My initial thought was to purchase a standard free-standing electric range, but I figured I should check with the experts on this forum first, haha.  Please help!!

I've been looking for a program that will help shorten the learning curve for qb as well.  It sounds like your program would do the trick.  My only concern is whether it's compatible with the newer versions of qb (I use Pro 2015).

Your site only mentions that it works with 2012 and 2013.  Has your program been updated to run on the current versions of qb?

Any update on how your tenant application workflow turned out?  

I've been looking into automating the tenant application process using an interactive pdf app, and I haven't found a simple solution.  I just started building a WordPress page for my company (I'll have to try out the GravityPDF plug-in you mentioned), integrating pdf forms would be a big help.

Hello BP,

I'm new to the REI world, but I've been doing a ton of research to make sure I start on the right foot. One of the things I've had a bit of difficulty finding, however, is a single source where investors can find / download blank contracts to use during the rehab process (for general contractors, electrical, plumbing, etc.).

I could use some help from the BP community to steer me in the right direction.  If anyone knows a site where I can find sample contracts to download for free, please respond.  Thanks!  :)

Hi,

I'm new to the forum as well.  This is my first post  :)

I have a BS and an MS in Chemical Engineering.  Currently in the oil and gas industry, with 5 years of experience as a Drilling Engineer and 1 year as a Reservoir Engineer (current role). 

I've been looking into real estate pretty heavily as of late, and I'm hoping to purchase my first rental property within the next couple of months.
