Hey everybody, I'm learning more and more about wholesaling, but need a little clarification/help with the legal procedures that go along with it all. I am looking to do business in South Carolina, where I attend college. How will I find the legal documents necessary? Are the only documents the assignment contracts? What about for closing? Also, how much will it cost to acquire all of these? Unrelated to the legal documents, what about a renovation estimate? How much would it be approximately to hire a contractor? I read somewhere that if its a verbal estimate it's of no charge, but if it's in writing, it will cost me. Is this true in most cases? I know this is a longer lost, but I am completely new at this and am currently without a mentor! Thank you everyone very much for your help! Hey everyone,

I'm new to real estate investing and am looking to get into wholesaling...I don't think I'll have a problem finding homes that could be sold for cheap due to much-needed renovations, but I'm unsure how to find homes that NEED to be sold.

I've read threads about how it's important to find homeowners that need to get rid of their homes fast for the money. Is there a way to find these in particular? Or just calling, mailing, Craigslist, etc.?

Not looking for an easy way out, just curious and trying to learn what I can so I can get that first home under contract soon!

Tj Hines, thank you so much! That's exactly what I need -- someone to give me a dialogue of what to say. I don't want to say the wrong thing right off the bat and burn a bridge just by saying something stupid. One way for me to build confidence will be to learn the do's and don'ts while talking to potential sellers and buyers.

I love the willingness to help on here. It's a fantastic community, and I'm very glad I made the choice to join.

Brendan J., I'm glad I'm on the right track! Thank you for the quick response. I contacted the house's agent, and she sent me more info regarding the house. What is the next step towards getting the ball rolling? Do I look into the house further or just get right into negotiating?

Brendan J., what do you think of this property? It's not the one I was talking about in my original post above, but is this more along the lines of what you were talking about? It's not a horrible house and has potential, but seems to need some fixes.

I was driving through my neighborhood today and realized there is a house for rent up the street from me with a phone number to call. I am very new at this, so what would be my next step as a wholesaler? Is a house that is for rent something that I should look into? Or only houses that need to be fixed up?

My name is Tyler, a 20-year old rising junior at the University of South Carolina. I just recently joined BP and have been doing a lot of research lately in order to educate myself on real estate investing.

As a result, I've decided wholesaling is what I should do to get started. I will return to school in a few weeks (I'm from Wilmington, Delaware), and will want to hit the ground running.
