I think this is based on your intent of using the fund. If it's for long term investment and you are going to use the fund, refi could be a good route. An interest rate on HELOC is higher than a mortgage interest rate but HELOC gives you flexibility on using the fund. It works like a credit line. Say, you draws 120k and can pay it down in X months when you don't need it. HELOC offers flexibility for short term investing. You may need to also consider tax benefits between two options.

Hi DI, we just sold one rental house in Murrieta, CA and bought two rental houses in TX through 1031 exchange. Make sure you understand 1031 rules in order to gain the tax benefits. You have to identify properties within 45 days and close on those within 6 months. Stressful process for us during inflated market in TX. I am not an expert but want to point this out.

Hi everyone, my husband and I has begun our real estate journey since 2008 from rental properties to flipping houses in Southern California. Rocky experiences with bad contractors and learning curves initially but we enjoy the real estate business. We are now expanding to out of state starting with TX for flipping and rental properties. Hot market! Have not had a chance to get into multi family yet. We are also interested in the note business. Lots of learning and opportunities in real estate world.
