Hi everyone I haven't been on here in awhile. I am still pretty new to all this. Lets get right to it. My goal is to buy a house by the end of the year. I am thinking around October-December. I am trying to buy and flip a home and either sell it or rent it out. I am looking to buy a house from 35k to 55k. My other goal is to save 10k for the house I buy. My question is what should I use the 10k for? I know its not a lot to work with but its a start. Should I put 10k down on the house? Or should I get a loan for the house and put 10k of work into the house. I am in the Cincinnati area and there are a fair amount of homes the fix up. I am also looking into Dayton area.  Any help would be appreciated! Thanks!

Thanks for the information! That really helps! I also forgot to mention that this would be my first time doing any of this. So I know private lenders would be nervous getting into business with someone new and young.

So I was told the best way to borrow money is from a private lender. That person told me that if I was flipping homes to pay back the private lender in a lump sum after selling it. I was wondering what everyone elses plan was to pay off a private lender. Whats the common and best way?

Also what if the private lender gave me money for a rental property? Would I pay him/her back once I start getting cashflow? Thanks!

One way you can get rental properties is to have the current property owner keep the financing that they currently have on the property in place and take over payments.  Look  at Ben Leybovitch blog for ideas.  Also go up to the learn tab at the top the page for an abundance of information.  As well as the bigger pockets podcast if aren't to it already.  Good luck in your investing!

Hi everyone! My name is Jacob and I am new to the site. I got sucked into this world of real estate about a year ago. I dont own anything yet but very interested in it. And of course because of the money. But also it would be better than a 9-5 job. I am going to school for business this fall and hopefully learn more about real estate and how it works. But since I found out this website I might as well learn now! So anyway my question. I wanted to get into the rental properties. I would like to get apartments and homes. But with no money like that, its gonna be impossible to get my hands on one. So how do I get a apartment with no funds? I was told by someone I met to get with a private investor. Now how would that work? Would the investor buy the apartment/house then I make the improvements then rent it out? Again I am new to this and here to learn and make some connections. Thank you so much!
