Post: Buying my first house!

Hi everyone, so I am in the process of my first home to fix up! Pretty excited and ready to start this adventure! But I am in a little situation and was thinking maybe someone could help me out or have a trick of going about this. The house I am looking to buy is 45k. It was a sheriff auction now lender owned. I put my first offer in at 30k (this house has to be gutted). They denied it and countered at the original price of 45k. I even put 500k Earnest money along with taking the closing cost. Second offer I went up 5k and offered 35k, with 1k earnest money and this time asked to split the closing cost. Denied and countered with the original price. So I am going to offer 40k today along with 1k earnest money and have them pay closing. What do you think? I really want this house since its an a really nice area of town. Any help or tactics would be appreciated!

Hi everyone. I am looking to get a FHA loan for my first property. I know the bank goes after how much debt you have, but the only debt I have is my car in which I pay monthly on it. And the bank where I have my car loan with also offers FHA Loans. So does that benefit me since I already have a loan with them? Its our local Credit Union in Cincinnati. I have already paid off one car loan with them 2 years ago. So I do have history with them. I also have 10k saved up and a steady job. Thanks

Hi everyone, I am going to be applying for an FHA loan here soon. My question is should I get a credit report before I go and apply? Or have the bank run it? Also I was reading about AnnualCreditReport.com. Is that a legit site? Just wanted to know before I start entering my information. Thanks!

I'm always confused and frustrated by the prevailing wisdom that wholesaling is an "easy" or "good" way to get started along the path to rehabbing houses. If you're on your own with nobody to teach you, most will spin their wheels and get nowhere because they don't know how to find ARV accurately, don't know how to price rehabs accurately, etc., etc., etc. Many real estate agents will tell you that they know how to do all of these things and will help you out. My experience says that they aren't, unfortunately.

We're pretty good at wholesaling houses here, in my very biased opinion.  I still get things wrong and pass and good deals, while taking risks on marginal ones.  My advice would be to find a wholesaler that's looking to hire/train a new person or a wholesaler that will let you bird-dog deals for them as a starting point before running off and spending money to start a wholesaling business.

I don't mean to throw a wet blanket on your dreams and plans.  I hope you take away the advice that I gave at the end rather than focusing on the roadblocks I threw up.  The roadblocks are intended to provide the reason for the advice that I gave.

Sean you are not throwing a wet blanket on my dreams lol. I really needed that advice and I thank you for that! Since you are a wholesaler would you know anyone that would be willing to train me? I want to do wholesaling the right and legal way. Thanks for the help!

There is a right way, a wrong way, and an illegal way to wholesale. Since you're in Cincinnati, come to the REIA meeting on Thurs. I'll be there along with some others who do wholesaling. Find us.

Darrin I was already planning on coming lol. But do I need a license though to wholesale?

Hey everyone so I am fairly new here. I've been on here since 2014 I believe just on and off. Recently I have been reading about wholesaling. And it's getting me excited!! I just want to learn more really/understand the process better. I've read a few articles on here about wholesaling. One of my questions is do I only deal with private sellers? Or can I still wholesale a house that has a Real Estate agent. Or can I wholesale any house that's for sale? I am just a little confused on that part. I am also trying to get a buyers list set up. I would like to hopefully get a couple of wholesale deals this year and just learn the process. My ultimate goal is to rehab homes and either sell them or rent them out. But after reading about wholesaling I would like to give this a try first, since I read that wholesaling is a good starting point for any investor. How much does a wholesale usually cost? Also for my buyers list I am from Cincinnati, Ohio. I am about 45 from Dayton so I could always look for houses up that way too. Thanks!
