Why does Ohio have the most agents here?

Unsure if if this is factual or not but when I've asked a question in the past and multiple Ohio real estate agents reached to offer investment opportunities. No agent in any other state reached out. I wondered then and still wonder now, why is it that so many agents in Ohio are so pro active?

Quote from @Sam Horton:

@John Tomassacci - I just took out a HELOC instead of a cash-out re-fi for a couple of reasons. One my interest rate on the residence is locked at 2.8 and with the current rates I'd be around 4 - 4.5% if I were to refi. Two, I like the ability to reuse the HELOC. I am using it to purchase and reno a 2 family, which I will cash-out refi to pay off my HELOC when complete. Then go use the HELOC again on another property. My HELOC is a variable rate so I do run the risk of them increasing the interest on it. There are definitely pros and cons to both options. My biggest pro was keeping the current rate on the house I was pulling the equity from.

I recently looked into doing a refi over a HELOC and decided to skip the refi for the same reason, the interest rates would be almost double what I'm paying now. I don't know if I'm approved for a HELOC but I am pre approved for a new loan/mortgage for a second property.

I'm also a new investor and noticed many people talking about Cincinnati. Why is that area more desirable than others when it comes to investing?
