Hi,

I am purchasing a SFH in my S corporation to flip.

1. What type of insurance do I need and any recommendation on insurance companies?

2. Do you purchase the policy during escrow or after escrow is closed?

Hello,

I am purchasing a SFH in my corporation. The Escrow officer said she needed 3 items

1. Articles of Incorporation

2. By Laws

3. Corporation resolution.

The question I have does the corporation resolution have to specify the exact property or can you create a resolution that is simply buy and sell real property?

Wayne, I thought the same thing but I've read this several times and this contract doesn't have any language stating assignments.

Hi BP team,

I recently put a property under contract using a California realtor. I used the C.A.R form RESIDENTIAL PURCHASE AGREEMENT AND JOINT ESCROW INSTRUCTIONS.  The 1-A line is noted as my name or ASSIGNED.  

Has anyone had any problems using the C.A.R form with the "or ASSIGNED" and assigned to another person.

And would I have to notify the realtor or selling parties that I have assigned the purchase agreement to another person or entity?

HI,

I just did my first mailing.  I purchased the names from listsource about 350 name.  I was looking for very specific situations so there weren't that many available.  (min charge $50.00)

The first list I used my own letter and hand addressed each envelope.  Word mail merge provided property address and mailing address as needed.

The second mailing i used yellowletters.com and did a postcard.

the fees were leadlist (50.00) then $148.00 for yellowletters.com, I sent the excel file to yellowletters.com.
