@Carlos Nunez I always ask for deposit and prorated rent based on move in date. I never split deposit. If someone has been a renter long enough they know they will need this money so if they don't then they don't plan far enough in advance and I want a tenant who thinks ahead. 

My parents used to do first and last plus deposit years ago but as rent rates have gone up they have stopped doing it too.

November is never the best time to rent so the pool of applicants is always smaller. I'm willing to wait for the right tenant than place a bad one in a rush.

@Stefan Coles I like that you want to get the experience managing properties a lot of people want to hand that off right out the gate but knowing what it takes to manage a property and screen tenants is a huge asset. I know you can manage your own property without having a real estate license but in Utah you have to have a real estate license to manage someone else's property. I didn't see in your profile is you where an agent or not. Could you structure the deal so you have some form of ownership to get over that? You can always get your license it's about 120 hours of class and a test and will cost about $1,000 I think I can't honestly remember it's been a while.

@Colton welcome to BP I'd love to be a resource to you if you have any questions. I'm currently finishing up a renovation to rent in West Jordan. Salt Lake county is a great place to invest! 

Your first step will be getting qualified with a lender. Because you're making your townhome a rental you might have to qualify for both mortgages. Some lendrs will count the rental income if you have a signed lease and deposit. I'm not sure if that is true for first time landlords. I'm sure someone on hear can correct me. 

Will you be managing it yourself? I think it's great to manage the first few yourself so you know what it's like.

@Alice I've referred to agents not with Keller before we just used a form my brokerage has signed by both parties. It was super simple.

@ammon welcome to the group!! There are a ton of great blog posts and content on this website to start reading.

Stringham is a good school if you decide to go that route. Then getting on with a good brokerage with training will help your career. You should read all of Gary Keller's books on real estate and investing.
