Though I agree it's not easy to find deals right now, I'm still funding several deals a month for Nashville rehabbers at 70-75% ARV so they must be out there!

@Danny Matthews My Clients are crushing it in Chattanooga and Knoxville both in terms of cash flow and appreciation. There is strong growth in Knoxville right now and some great things happening there especially with new manufacturing plants and engineering jobs opening up. If you are investing in Chattanooga, Brainerd, highland park, st elmo and anywhere north of the river are killing it. This is personally where I focus on my own BRRRs.

@Marco Morkous I'll send you a PM. I'm a local hard money lender, flipper, and buy/ hold investor so I have a pretty solid network. I know the agents that work with my investor clients to find them the best deals, so I'd be glad to send you a contact for the one that continually finds great deals for her clients but also knows how to crunch numbers since she's an investor herself.

I so strongly regret tapping into my 401k. I’m your age, and it took years to build it up. Being young you have time value on your side when it comes to the most powerful wealth building tool...compound interest.

If you take out 56,000 today so 64,000 remains, assuming 8% returns you would have 644,000.

If you don’t touch it ever again, 120,000 compounding at 8% is 1,207,000.

You are stealing 563,000 from your future self.

If I had just saved for another year and not been so anxious to buy my first couple of deals, I’d be in a much better financial position. It only hurt me in the long run.

I respect your level of dedication. I strongly recommend attending a REIN monthly meeting and other events and becoming a member. There will be people there looking for assistants / materials runners, or wholesalers that need to hire people to drive for dollars, etc. It's a great way to start earning some extra cash while learning as much as possible, building credit, and paying off debt.

Points and interest rate are not everything. Like with any product, the cheapest product is not always the best. Many of the biggest investors just want less hassle and to know their deal will close on time with the most leverage possible. 

Now what if... your lender actually SENDS you the deal (yes that is a real thing), can fund 100% of cost and close in less than 1 week with no tax returns / money seasoning or other nonsense, and will always be a text away for answering questions even after hours? On a Sunday? Or they will work with you in any way possible on the back end if you get into trouble to make sure you are successful whether it be wrapping payments, offering multiple extensions, etc...What terms would you pay for service a service like that?

Curious why you'd want to give up so much in profit for such a small amount of money when perhaps your HML could have financed all of the repairs as well?
