Believe it or not, I find most of my deals while riding my bike. Looking for unmowed lawns and rotted phone books by the front door or mail box are sure signs that the property may be foreclosed or abandoned. It's also easy to see HUD notices on the door as well when you are going at a slow speed - and I get much needed exercise!

I only have one property in Buffalo itself, my properties are generally in the suburbs. Real estate prices here allow positive cash flow, so investing is pretty good

Hi everyone

I'm interested in participating more in these forums. I spent about 10 years investing in real estate in WV then moved to the Buffalo area. I've been buying single family homes here for 6 years now.

I learned a lot of painful lessons investing in RE in WV but think I've got a handle on a way to make real estate investing work for me. There's always more to learn though.

Reducing your total debt will improve your credit score. Don't be so concerned about whether % used will negatively impact your score
