Just watched episode 527 and feeling so inspired by Pace Morby. I'm personally looking to relocate to the Los Angeles area, specifically Whittier, CA or surrounding areas to be closer to family. With home prices being so high and down payments unaffordable I'm thinking that using a subject to strategy or seller financing might work for my situation. Looking for friends or "battle buddies" as Pace calls them that are interested in looking into this together. Would also love to hear any personal stories on this subject if you do deals in California.

Hi Bethany! Did you close on the property and start the permit process already? I would love to hear how its going. I've been looking into this area as I would love to use it for my own use and short term when I am not there. Anyone else using a "compliance officer" to be available and at the property within the hour?

Hi! I'm looking into the San Bernardino County STR permit requirements and found this requirement (below) which not sure how other long distance investors are addressing? Any advice here?

"The STR unit owner or agent is required to be available by phone on a 24 hour basis, and maintain the ability to be present at the STR within one hour in order to respond and remedy complaints regarding the conditions or operation of the STR, or the behavior of guests."

    @Damien Boulat I was looking at that requirement as well and didn't quite understand what the town needs. Where you able to get all the owners addresses? What about the notarized acknowledgement? Let me know how this process went and if you got your permit? Thanks!

    "notification to all surrounding property owners....A list of all property owners and mailing addresses of properties within 300 feet of the exterior boundaries of the property in question. This list will be used for public notification. This information shall be provided on mailing labels." 

    "Notarized acknowledgement that the residential structure complies with all Building and Safety and Zoning codes at the time of construction."

        @Nicole Masters Hi Nicole! Did you ever pull the trigger on the STR? Let me know how it went. I'm currently looking at this market for an STR. Any issues with permits?

        Hi!

        I'm currently looking into purchasing a property's who Pest and Organism Inspection Report from 3 years ago shows that it was infested with fungus in several locations - the kitchen counter, under the bathroom, the garage, and crawlspace. It looks like the current owners did some abatement but not all...I mean how do you get rid of fungus? 

        I'm buying in the Northern California area (Richmond, CA) and don't  know if this is common for properties in that area. Was wondering if anyone on here is familiar with fungus infestations and if its a common finding.
