Look at recently sold homes that are similar in size, bedrooms, location, finishings, etc....or just call a realtor you trust.

I could be off on this number so you would need to check with your loan officer, but I believe you must occupy the home 14 days or the equivalent of 10% of the days you will have it rented in order to qualify for a 2nd home loan. 

@Gregory Schwartz Most CC covered by other post. I would also encourage hiring a photographer. There can be a big price difference between interior photographers....it is usually because of process they use when taking photos(HDR vs lights). For your property any photographer with decent experience should be able to get you great quality and angles. Shouldn't cost you much, but will bring a big return.

@Courtney Anderson No better place than East TN. Sevier County is the premier STR location in the state. Market is crazy here like everywhere else. So get with a good RE Agent who knows their way around the market and making competitive offers.
