Hi friends,

If you've seen Brandon's webinars, you'd have noticed him doing BRRRR or flip analysis in real time. As part of this analysis, he also comes up with an ARR number for that property in seconds. In reality, how do we really arrive at an ARR number without running some comps? Also, to do comps do we have to rely on a real estate agent in that market, or is there any online tools?

Sorry; Flip vs B4R was not a question.  I have pretty much decided on the flip strategy.  I was just mentioning that this question is probably valid for both type of investments.

Hi friends, an aspiring investor here. Brandon did a good enough job of pumping me up and I'm ready to take action. Started analyzing properties now using the amazing tools here in BP.  A quick question - after analyzing the properties and found some work-able ones, what is the immediate next step?  Do we send an offer right away?  Without verifying the details and seeing the property?  Or, do we just let them know the intend and arrange for viewing first?  Please advice.

btw...  Is this is the right way to ask questions?

I know this post is more than 2 years old (and you had some exciting new posts since then); but I just happened to read this now.  Just wanted to say - Brilliant !!!

What an inspirational story. For years, I've been tinkering with the idea of getting into REI. I lacked the knowledge, the connections and the courage to start. BP is tremendously helping with the knowledge part. Now, this post gives me the courage to actually take the baby steps. Thank you...
