 Thanks, Brandon.  Some examples being - a) almost lost a 25K deposit for a purchase because the private lender pulled out on the last day, b) almost ran out of money for interest payments, c) missed a property insurance renewal, d) really struggled to find financing for certain commitments - but, in the end we always found a solution.

My first deal:

2020 Nov - my realtor friend from another city presented a flip opportunity to me.  I ran the numbers and agreed to purchase site un-seen (trusted her judgement + pictures / videos + numbers worked).

2021 Jan - closed on it, JV-ed with a money partner and with a contractor (known to me)

5 bed / 2 bath / 1 acre / semi-rural bungalow / Petawawa, ON, Canada

162K PP / 70K reno / 30K financing, closing, transfer tax / 292K selling price

2021 June - Sold & exited

Made a 30K profit - split 3-ways.

While working on this, I signed for my second, third and fourth flips.  Many more projects since then.

I live in Canada; looking for investment in US. I have willing partners in US. I overcame the fear factor. I do analyze properties often and have found a few work-able ones. Thanks to bigger pockets, I think I have just enough knowledge to dip my toes in the REI world.

What is holding me back is the uncertainties over cross-border financing. I'm not sure where to start on that. Should I start an LLC in US with my partners? But then, I read that it may not be easy to get financing for LLC (for SFH or small MFH). Or, should I just do partnerships? With partnership, can we get approved for mortgage based on the US credit of one of the partners? These are the questions for which I am still trying to get some clarity on.

Appreciate any advice on this.  Thanks, all.
