Post: Remove a squatter before purchase in Massachusetts

I've got a possible lead on a property that the owner has abandoned and let fall into foreclosure because of squatters.  I haven't heard the whole story yet as I'm getting in touch with the owner.  I'd like to find a way to get the squatters out of there BEFORE talking to the owner and possible purchasing.  

They've been there for a while and the previous owner couldn't get them out.  Are there a different set of rights I'd have as a new owner? 

Most forums on here are about getting squatters out after purchasing.  I'd like to get squatters out BEFORE PURCHASE.  Any advice?

I'm also looking for some property management education.  But I'm not looking to get another degree.  I'm looking for a weekend course or something online.  Anybody know of something like this?

Thanks for posting Ratho R. Ron's company has my name from an online web marketing conference I "attended." That whole thing was an upsell-a-thon too. Few years later I heard the guy he partnered with had been brought up on fraud charges or something.

Anyway, the sales guy for the ACTS keeps calling me and trying to get $1000 out of me for a lease option program. It's all money back guarantee, blah, blah, blah. Comes with a "coach", in FLA! who I'm sure understands the intricacies of a real estate market 3,000 miles away in MA and would be totally invested in my success! Yeah, OK.

He's a salesman before anything else. He's found a way to make a ton of money in real estate! One sucker at a time.

You're right, Ann Bellamy, I mistakenly said county. My city told me that they did not negotiate property tax debts, so you're def on top of this.

Also, has anybody purchased a house with delinquent taxes and then been able to negotiate with the county to settle only for a portion of the taxes owed?

Ya, I'd love to see a sample letter too.

I'm from No Shore of Mass and just called my Tax collector and she sent emailed me a list! I'm definitely going to do a mailing, so if anybody has a sample letter or some more do's and don'ts that's be great. I'm gonna work on something and post it for your criticisms.

An issue I'm facing with the list is which owners to write letters to. I'm going to do vacant or properties in disrepair first (which I'd have to find on a drive-by).

But then after that maybe use the amount of back taxes owed and how long ago the home was purchased to try to target high equity properties?
