We're starting a small property mgmt company (that will eventually be humungous!). @Brian Ortins and I are just getting one off the ground. 

As far as software, I chose Buildium. It does "nickel and dime" you a bit, but you only pay for what you need. It also plays well with 3rd parties, has an app for you and tenants, websites, click to print mail notices/checks, etc and the great customer service to boo

One thing I haven't found is a checklist that you would go through to enter a new property. We have a few investors who have already given us a handshake agreement for their properties with tenants in place so any suggestions on how to do a checklist with those properties/tenant would be greatly appreciated!

Thanks @Scott Costello.  I'm not sure that it's worth $9/mo yet for us to do that, but good to know for future.

Good point Taylor Jennings.  We're using a shared google doc and spreadsheet to manage our small number of contacts right now, but it's clear that the more we do business this won't work for much longer, although it is convenient to have the Drive app on my phone to just click and call the phone numbers or click and email.

I'm looking for a gmail integrated CRM to give me a list of tasks that comes to my inbox every morning or something like that.  Maybe a feature where I put the lead into a certain group/type and it automatically sends me reminders at certain intervals (3 days, then 5 days, etc) when I should follow up with emails/calls.  Anybody have something like this working already?

Looks like you folks are pretty serious into podio.  I first heard about it a few weeks ago while networking.  I like what I can see that it does from the website video, especially gmail integration! but is it useful for reminding you to follow up multiple times on leads, etc?  My calendar is getting pretty full of reminding myself to call people.  I'd love to have something like an email sent daily to me with tasks instead of clogging up my calendar.

Also, how functional is the app?

Just had a seller endure multiple extensions from a 1031 exchange buyer and my seller balked at signing another (4th) extension and the buyers have no recourse.  Make sure 1031 buyers have identified more than 1 property and work with in the federal guidelines for timeframes.  All the money they were hoping to save can be quickly wiped out along with their escrow (which my seller is in the process of retaining!) if they don't move quickly enough.

@Joe Kalis, being on BP will at least give you a little more creditability in my eyes, but could you please feel free to address the concerns that @Jay Hinrichs and I brought up.

This thread has drifted a bit so I'm late to the party, but I saw their ad on FB and was intrigued.  I called them up. Below are a cut and paste of the notes for others searching the forums. 

global bank zero introductory rate in their personal name 50k-100k 1 fee on back end. 14 day approval you can spend money with in 72 hrs revolving line o credit

680+ credit scores unsecured 9% rate

contract granted amount, freeze credit scores and stack multiple lines of credit

Seed Capital rated with BBB

WCap financial

no collateral it’s a line of credit so it’s always there!!!

11 MO mark they roll over 0 percent interest rate.

Basically what they do is take out several lines of credit with 0% introductory rate, then you've got lots of up front money without interest. When the interest becomes due, tey'l just roll in into another 0% interest LOC for you.

I imagine what actually happens is that they sign you up or all your lines of credit and get their percentage, then don't help you on the back end to manage all these lines that are opened in your name.  IDK.  Anybody used them?

We're looking at Buildium and Appfolio.  Appfolio seems like it's geared toward larger prop management companies and the sales people for Appfolio are pushy.

Buildium's interface looks simpler, but IDK if it does everything we'll need it to do.  The price is right on it though.

Anybody else got any input?

@Aaron Montauge Remove the floors soon as you get the place to prevent rehabitation?  I like it.  

Any idea why the previous owner couldn't get them out?
