Just what the title says.  I'm looking at a Bank of America foreclosure that I'd like to purchase. 

This is my first RE purchase though I've analyzed and walked away from several deals.  I'd like to talk to someone who has some expertise in the area.

I am considering making a property purchase in Tacoma, but I know that this property will need some major rehab, repair, and renovation.  I am looking for a general contractor (or several contractors) who can take a look at this property and estimate what it would take to get the property to the place I want it to be.

Does anyone have any experience with trustworthy contractors that can give reliable estimates?

Hey, I've got a brother living in NYC who is looking into purchasing real estate. He is a complete newbie with not a dime to his name, but he's very smart and wants to start analyzing real estate. I trust him absolutely. Accordingly I will be bankrolling him from across the country. 

Anyone have suggestions of agents with experience with newbie investors? 

Hi,

I'm looking for a real estate agent that I can work with in Tacoma, Washington that has experience with investors and buying multiplexes. Recommendations wanted. 

I'm buying a 4-plex that apparently was owned by an LLC that is undergoing restructuring. It is my first property, but seems like an phenomenal deal. However, it seems like there are some procedural twists and turns that are involved in such a purchase.

Any tips or or things I should be aware of?

I'm trying to do an accurate analysis on a potential property, but this is my first and there are literally zero comps.  

This is perhaps the only multifamily home in the entire area. Should I look to multifamily homes miles away in vastly different neighborhoods? Otherwise, how to I calculate the ARV?

This is a non-investing purchase.  

I'm looking to buy my first house. It's listed at $95k, but is in an RV Park. It is a stand-alone structure, but I think it is technically listed as a condo, and it does have HOA fees. My RE Agent is telling me something about how park financing is more difficult, but that he has a financier that works with parks and says that the terms would most likely be 20% down payment, around 6.5% interest over 30 years, with a cash out in 3-5 years.

Again, total newbie here--though I am, of course, aware that this is quite a bit higher than the typical mortgage rate.  I have excellent credit and can easily make a 20% down payment.

I also am military, so I don't know if VA loans would qualify.

Anybody have advice on this?

First question: I'm a newbie investor--never done a deal in my life. I'm considering getting my real estate license to get access to the MLS. Seems like most people on the board say it is always good to get your license if you can.

Second question: If I'm going to invest the money in getting a license, which online courses are the best?

Hey Darren--I'm from the local area as well. Total novice, but I'd love to buy you lunch and pick your brain if you ever find yourself down in the Tacoma area. I'm particularly interested in becoming an agent for the reasons you mentioned.
