I would begin utilizing bridge loans & DSCR loans to further expand your portfolio from this point forward. Both of these products will not take into account debt to income ratios and instead will be based on the individual deal itself.

This is a deal for a private investor, how much are these two properties going to be worth?

Will the current lender allow this? Most lenders are not willing to parcel off their own collateral.

Rates just aren't that low right now, especially for commercial multifamily.

If the loan amount qualifies over $1M & you have sufficient net worth requirements & experience, a fannie/freddie small balance loan would get you as low as it can get. These loans price different based on the deal itself however..

I have a product that allows up to 90% CLTV, so if you have subordinate debt, this can be done.

Hey Irma, this is why most people opt to use a mortgage broker, mortgage brokers know the ins and outs of the industry. They take time to understand your deal and situation in depth and usually know the best product and placement for your loan.

This is doable, the details of the deal are what typically determine the LTC.
