Kyle I just got started myself and purchased a house in Conshohocken after looking at multi-family to house hack for a long time. It was very tough trying to find a small multi-family in the Conshy and Phoenixville area. House hacking in these areas is a different story. Rents are crazy high around here so purchasing a house and renting out the rooms individually is shaping up to be an awesome avenue. Demand was crazy when I listed my rooms and rent per room for me is $850. If that's something you'd consider and have any questions let me know!

Ryan that makes 2 people. I just noticed your post yesterday so obviously was too late but I'd love to attend in the future. Keep me updated please! 

I've also been interested in the Pottstown/Phoenixville area for awhile now. I've heard about a possible railway from Reading to Philly with the Pottstown area being destination. Not sure if this ever comes to fruition or if there were any updates on it but would definitely be beneficial to the property values.
