I have been contacted by a motivated seller and would like to pass this lead off to another investor. I get leads from my website (northiowapropertysolutions.com) and they are too far from my area.

I'm looking for a 1K finders fee from the person that ends up buying this home. The price you would pay for the property is depending on the price you are able to negotiate. I know the sellers are motivated.

If that's a 70K single family, I don't think you'll be getting a positive cash flow as a rental. You need to figure all your costs to include taxes, insurance, maintenance, vacancy, property management costs, etc. What appeals to you about the 70K house?

Hi Trio. I think this makes sense depending on the property you buy. You'll want to consider what your exit strategy is when you no longer want to live in the property. After you move to another location will the property cash flow as a rental or will you buy a property that needs some work, fix it up while going to school, then resell it for a profit after you have lived in it while you go to school? I would certainly be looking to purchase versus rent if it was me. Just a thought, when you get closer to pulling the trigger, you might want to get on craigslist and see if you can something that might work for you. Good luck!

Thanks Charles!  I am getting some good leads that I would like to pass on to other investors for a minimal finders fee if they end up purchasing the property. In essence, I am being a "bird dog" finding the deals and passing them on. 

If I were to wholesale a property, I would get it under contract, then assign it to another investor, also for a wholesale fee. So I actually don't buy the property.

I'm focusing on flipping houses and my marketing is bringing in quite a lot of leads that would could be profitable. However, I'm limiting myself to the north Iowa area for the time being until I get more experience. So I'd like to pass these deal off to other investors and also profit for finding the deal.

I am getting potential leads from my web site that I want to pass on to other investors. My leads are primarily from the state of Iowa. I need to develop processes and systems for my wholesaling business and am hoping an active wholesaler will help me get my business up and going. I want to pass this lead off to another investor. This is a 3/2 sfh in Clarinda, IA. The small front porch needs some minor repair, otherwise it should be ready to rent. Homeowner only wants what they owe on the property which she thought was around 14K. I would like a 1K finder's fee. Let me know if you are interested and I'll get photos to you.

I would like to pass off a lead I have for a sfh in Marquette, Iowa. This is a 3 bedroom house that could be nice rental or potential flip. This house is 2 blocks from the Mississippi River and I know people are looking for summer homes and easy access to the river. I can get you photos and videos of the property if you are interested.

Hi Chase. You might want to check out the last BP podcast with Bill Allen. He talks about the process he used to hire someone to help him. You might find it helpful as you work through the process. I met with a motivated seller wanting to sell off all 12 of her rental properties. Her husband recently passed away and he ran the rentals. She is overwhelmed and wants to sell. She said she owes approx. 300K on the properties. The properties are in decent condition and I don't believe there would be a lot of deferred maintenance but I'm not certain as I haven't been through the properties. I know most of them were built in the early 1900's. She said to make her an offer.

I've been able to put some initial numbers together and here's what I have......I believe she's hoping to sell each property for around the assessed value for county tax purposes--at least she kept mentioning that but told me to make an offer. The total assessed value is approx. 560K. The annual tax total for the 12 properties is $11,596. Total gross monthly rent is $7,288. The rents appear to be in line with what the area brings for rent.

I will be inspecting each property.

I believe she would be willing to sell on contract if her bank was ok with the deal.

I could sure use some advice as to what kind of deal to present to her. I am thinking it might be a good idea to make two offers: one an all cash offer, and one offer involving a contract with possibly a 2 year balloon payment.

Any ideas on how to structure potential offers for these properties would be greatly appreciated!
