 I feel more people are using a lot of the same resources where it comes to finding notes, especially if they are online, so not really competitive, but lack of listed sources.

Investing zin NPN seconds requires much greater knowledge than investing in performing notes, NPN firsts, or originating loans. I am not familiar with your personal situation but I would think twice about starting there as a newbie.


 ...hit it right 4x with zero note experience, just a bit of fuel diligence, so don't know if I was lucky or maybe it's not as tough as ppl.make.it out to be?

By the time they seek assistance it’s far too late. Recently had someone who bought a note which had over $20k in taxes and fines on it that they were not aware of as they never ran a title report.

Having no experience and Starting out with 2nds because they are cheap is like randomly buying penny stocks - it’s a guess and you hope to hit it right

 Hi Don,

I'd imagine you could get very close to the upb on the note say 75%-90% upb based off of a few factors, such as borrowers credit and value of asset. I do realize that the climate has changed since this question was posted, however, selling a note in good standing in these times should not be too difficult.

 I enrolled in the note course about 3 years ago. It's a good introductory course into the business,  but it's pretty basic.  They do have a good team that handles the closing process very efficiently.   Making connections to find good deals in the note space, I have found has been a little tricky.  They offer leads ( for sale) through direct mail which I will try next and see how things go.  I have already had some experience with notes starting with npn prior to enrolling in the course. I was only able to broker one deal since since registering,  but to be fair I haven't been too active in the space.  When brokering it's important to find leads that match the buyers' preference.  I primarily delt with non- performing 2nds, they prefer performing 1sts, so it's definitely a different animal,  but manageable.  Also I would like to add that they make good on reimbursements as you close deals, like they state.
