that is what I have been picking up. I meeting with a mentor today and really hope to find out some good information on financing. My credit is not allowing me to get a mortgage loan but I know I will be good at real estate investing. I just hope that finding financing slows me down.

ok I am at a point where I have done my research and still learning but I'm ready to get my first deal going and get it under my belt. My credit is not good enough to get a mortgage loan. So I'm left with private or hard money. Can anyone tell me more about do hard money.com. Are they really a good deal or not. I really hope I don't have to wait till I get back from overseas to have 100% of my own funding. Any advise would be greatly appricated

my name is John Cartwright with Bayouland Properties & Investments LLP.

We are new investors and looking to get all our eggs in one basket. we are looking to build a network of investors, wholesalers, lenders, buyers and sellers. We are very ambitious and excited to do our first deal. We have already turned down one deal because it was in the wrong type of neighborhood. We are interested in higher end neighborhoods.

I'm building a lenders pack and I want to make sure it is as professional as can be. I'm on chapter 3 "What is private lending". I'm try to come up with some good thing to put in it, like rates at the bank for loans ect. Any suggestion will help. Also what is a 504 and 509 regulation D. Is it a certain disscloser that needs to be in the lenders pack.
