My plan for 2020 is to learn commercial real estate & buy an apartment building through syndication. My question is this: Peter Harris (Commercial property Advisors)  or Brad Sumrock or any other mentor you can recommend? If anyone has a great mentor they have used or are currently enrolled with please kindly share your experience. Want to get the ball rolling Jan 2020. Thank you.

@Melanie Hartmann , be careful of spending too much money initially. You should focus your energy on getting leads and closing deals. Whether wholesaling a deal, fix and flip, BRRR or buy/hold, whatever strategy you chose, focus on how to find great leads and how to close (attorney, partners, contractors, private investors & big $ buyers). This is all I believe you will need for the next couple of months! LLCs are great and fancy business plan ( I surely love them too as they make you look more professional, at least to you!); however, finding deals is the bane of real estate investment and also the key to its prosperity. I found my first 2 leads just driving for $$$ in a neighborhood I never paid attention to for so many years. After closing on one or two of these early leads, this will be a great motivation to keep going strong. Then I can focus on website generating leads. Finding this early leads with fuel your energy that "IT IS POSSIBLE".

@Melanie Hartmann Go all in and leave no room for failure nor luck!. Hope is great, but faith without hard work is dead. Go all in! Be the best hardworking wholesaler you can be. Get to the leads before your competitors. Know all about properties in the county you want to operate in. Know the dates the fresh lists come out, how to get names, addresses etc of property owners, how to skip trace, how to use Call Rail. Go to your local REI club and meet like-minded people. Get close, and find an experienced wholesaler to be your partner/mentor.

Go on youtube and watch tons of videos. I chose Max Maxwell to learn from (find him on youtube/facebook/Instagram), then go out and take massive action.

Don't sit at home! Get on the road and put actions to your knowledge. Prove yourself.
