While I've never managed a rental, I am currently renting an apartment in San Francisco. I think you should look at this less in terms of dollar value and more in terms of percentage change. For instance, my rent automatically went up at the expiration of my 12-month lease based upon the CPI which turned out to be $39.21/mo extra. However, my rent was $2,100 (I know!!) so in terms of percentage increase it was really not much - less than 2%. On the other hand, if your rent is $400/mo. an extra $40 is 10%. Just trying to look at it in a different way.

Rick Harmon, I took a look at Craig Simpson's website and am intrigued. I tried searching around to find a 3rd party review of his product. What has your experience been like using Craig's newsletter/training program? I'm looking to have 1,000 mailers sent per month this year so I'm looking for ways to make them as effective as possible. Any insight/feedback on Craig's product is much appreciated.

Agreed with Zaid. A webinar on how to analyze a property would be really helpful. Maybe use a couple of real-world and hypothetical examples. It'd be good to see the different analysis techniques between a rental vs. a flip.
