****  I am not a wholesaler... I am an investor who invests in GA and NY.  I purchased this property 6 weeks ago and started renovation ... new roof, demo, finished basement & clean out.  My total renovation budget was 40k but i was installing new windows throughout and spending $$$ in kitchen and Mast Bath.  ( that included new roof which is already installed and demo)  Got an opportunity in ny on a great investment and trying to liquidate this asset.  Cash Buyers only.

This is a great deal in my opinion.  With a decent contractor it would take 30 days to rehab.   If you spent 10k more and updated Windows and did a nice landscaping job and make mast bedroom spectacular you could sell this house for 300k easily!

Very good point as far as why am investor would won't to hold a flip for a year when better deals are out there in a case of a single family or duplex.   But this case it was a fourplex.  Just thinking out loud really.  Any investor trying these tactics is surely a lousy one at that.  

This all brings up an interesting perspective for investors.  I've bid on a lot homepath properties through the years while getting zero properties.   Some never getting to 2cd phase of bidding which left me puzzled on who would live in such a disaster area?  

 Whats to say an unethical investor buys a very sought out Fannie Mae homepath property, single family or multi family. But never actually becomes. "Owner occupant".  Puts utilities in their name,  throws some cheap furniture in and keeps The lights on. Checks in on occasion then after a year puts house on market after minor upgrades and makes some $$$.  I've never checked up on properties after I've lost out but now I'm curious if that does happen.   Not saying @ Matt Jones that this is your intention obviously.  Just saying there's probably unethical investors out there and that's why Fannie mae has instituted reprocussions if you are caught!
