@Jaime Penix  I am a new investor from Miami and I am wondering how are you maintaining your properties since you are not close to them? are you working with a Property Management Company or are you taking care of the property yourself? I've read many experts strongly suggesting to invest in your area, specially when learning about this business, so this is one of my concerns because South Florida seems to be a tough market right now specially for new investor, so I am considering the option of investing in other areas like Central Florida.

I wish you good luck on this new journey.  I hope we can share ideas and help out each other.

I am planning to become a buy and hold investor in Miami l , and would like to ask you if you can share some knowledge and experience investing in this area where real estate prices are so high , how can you find cash flow deals considering the high expenses that we have like Homeowners Insurance and the actual price of the property? I haven't analyzed any potential deals yet , but I am wondering which locations around Miami have positive cash flow potential.

Thank you for your comments, I will be targeting a minimum cash flow of 200 per month on possible deals, I don't mind looking at other areas near Miami, what is key for me is to see the positive cash flow after doing the math.

Good Afternoon,

I am looking for any guidance on possible cash flow locations close to my area.

I live in Miami and I am looking to invest in the next couple of years on passive income properties here in Miami. I wondered if it is possible to cash flow here since Insurance and Taxes are so high, makes it really hard to get cash flow.

I am looking to put-20% Down 80% Financing.

Any other locations close to Miami with good Cash flow potential? I read that Fort Myers is a good area for cash flow deals but it is a bit far from Miami.
