Looking for advice on what reputable scratch/ding stores or similar type places in Philadelphia sell 24 inch wall ovens. Trying to avoid spending 2K on a brand new one as we may rehab the kitchen and replace all the appliances in a few years.

This is the exact model looking to replace.

I’m in the same boat so I’m doing my research now. I’m locked in a 3.15 MFH w built up equity over the last 3 years so I’m looking to pull out and use as a downpayment on the next property.

Reach out to your local bank and ask about opening a HELOC. Any equity >20% can be pulled out. HELOC's are a line of credit open for 10 years It doesn't take much to open it, maybe $50 annual fee. You'll need to supply your standard doc's (W2s, pay stubs, etc). Appraisal costs are usually built into the rate. Takes 4 weeks to get it open, but have direct access to the cash once you find the next property.

You mentioned your already cash flowing +400. Pulling out 50k on 8% would result in $350 monthly payment which is already covered by your excess.

What section of the Rental License process are you stuck on? From what I remember, my process was pretty smooth once you have the correct zoning permit applied

@Faraz Tariq Thanks for your reply. I do not have much experience with carpentry work, though the concealed hinges seem like a great idea which I'll think about this option. What's your reasoning b/w water based paint v oil based?

@Frank Hinck Thank you for the feedback. I think painting the cabinets and getting new knobs is the route I might approach.

@David Silver Thanks for pointing out that the kitchen is in solid shape as it makes me feel more confident in my purchase! White paint is what we're leaning towards right now. Why would you use 150 grit instead of 60 grit? I'm inexperienced and I do not know the differences. Caulking the kitchen is a good idea too. I'll look into laying down new LVP. Thanks for your tips!

@Ginger D. The property in current condition can be rented at 1,200, but with some small touch up renovations 1,300. I agree that staining the cabinets would be nice, but it would interfere with replacing the handles as it would be obvious where the holes were filled. I like your idea of keeping the tones throughout the kitchen the same. We will definitely use your recommendation about spray painting the light fixture as this is inexpensive. Painting the wood trim is another good idea as it will make it disappear. Thanks for all your input!

@Theresa Harris Thanks for reaching out. I see a common theme from everyones post to paint the cabinets white. I think this would be a good choice as it makes the kitchen look more modern. I haven't seen mixing hardware before, but I'll take a look how they look. Thanks for the reply!

@Jill F. Thank you for your input. I agree with you that the appliances need to be changed. After 2-3 years I promise you we will renovate the entire kitchen as we need to build up our repair fund for now. I've never heard of the local habitat for humanity before, I'll make sure to check them out. Replacing the pulls with modern bar pulls is a must, though I'm not sure if the holes will line up properly. The fridge will likely stay (for now), but adding some framing to the cabinets will help blend the transition. These are all good suggestions. Thanks for your post.

@Dante Feria Thanks for your reply. I like the suggestion about the liners as this is an inexpensive way to freshen things up.

@Account ClosedThanks for the heads up about how much labour is required. I've always said, if you're going to do something, do it right. I'll make sure to dedicate a couple days towards this task. I will probably end up spraying the cabinets and hinges as this is simple solution rather than replacing. Thanks for your reply.

Hi BP,

I need your help. I recently bought a duplex (house hack) and I looking to touch up the upstairs kitchen before I post the unit for rent. While my ultimate goal is to replace the cabinets I am unable to do so right now. Could you guys please take a look at the photos below and let me know how you would spruce up the kitchen? My wife and I little experience in renovations, but we are willing to learn. Any information to links or articles will be appreciated! Thanks in advance!!

Our budget for the project is under $1,000. 

What type of wood cabinet is this?
Would you stain the cabinets or paint them? If so, what stain or paint? 
Would you replace the handles or paint them?
Where can I find similar handles / door fixtures?
How would you fill in the holes (if replacing handles)
How would you fix the wear and tear on the bottom of the lower cabinets (under sink & cooktop)?

Truly inspirational... One day I'll be in the same shoes as you!

Great job on your first property! How did you challenge the low appraisal? Did you provide comps & receipts of the home improvements?
