Thanks for the reply Jonathan! I appreciate it. I utilized the calculator with standard BP suggested costs. 10% PM, 5% vacancy, 10% repairs/maintenance, 10% Cap Ex. Below are the seller's operating expenses. 

landscaping 1080

Pool maintenance 3120

Common area maintenance 1200

Water ave 9000

Property ins 2941

Liability ins 1352

Total $18639

I used conservative number because I'm not sure about the water heater and AC units. The due diligence inspection will provide that information yet was trying to be safe. Also, rents are under market and could be raised $900 for the total property. 

Can anyone help me with these number? Meet the 1% rule yet the calculation states a $900 loss. Am I doing something wrong?
