I have a property I want to rehab. Rehab costs $30k and arv $170,000. I can pay lender back after I refinance the property. We can make a contract. Thank you.

To my successful landlords, what is it like? Pros and cons? What is it like to refinance, have cash, be rich, have equity, etc.

I am so excited to be wealthy lol!!!!

I am in real estate to be wealthy. Also, I love helping others and the process!!

I hear all the time people offer sellers over asking price or over the value of a home.

Also, an experienced investor who is very successful once told me that no one would buy a home worth 100k for 125k but he himself would because he is a buy and hold investor and investing is for the long term and he will make his money back.

Why is it am offering a property worth $116k for $135k and I am getting push back? To me that is a little above asking price and tenants will pay off the property and give equity. Also the house will be owned free & clear.

STOP what you are doing. You are not ready to put in offers. Get to your local RE meeting , learn then go on your own. Offering OVER market value, WHY ?!!! Please get to your local meeting

Good luck

i went and a investor there said he would pay $125k for a $100k house because he buys and hold. Thank you for honest advice tho! I will take heed!

DUMB way of investing, do not network with that person LOL

Lol thank you! I will listen

You are getting mis information. Never overpay for a property. I don’t care what the circumstances. Always buy with equity to give you a cushion to be able to sell.
