Hey guys,

I don't mean to meddle in your Colorado discussion but I need to point something out. Joining a big established office (ie KW) is a very strong opportunity for networking, and we all agree that networking is an essential part of success ESPECIALLY when you're starting out.

When you've done it for a few years like Anson Young it might be fine to join a brokerage that lets you be on your own little island with no support or contact with other agents, but I don't know if that's the best way to start out?

I could be wrong, but that has been my line of thinking.

Most of the agents I've met make 2 major mistakes:

1) They don't realize they're actually in the marketing business.. where real estate is only a product, same way a used car is only a product to a car salesman.

Without marketing, you have no (real) business.. whether your product is houses, used cars or gym memberships.

2) They spend a LOT of time doing things that don't generate commissions and would be better delegated to an assistant. Problem is, it's a catch 22: only the successful brokers/agents can afford assistants.

The top broker in my market has 6 assistants. He runs about 10 open houses every week-end through his subagents.

That allows him to focus on what makes money; finding listings.

I have mixed feelings about this approach. On one hand, I feel like it is very good to teach kids the value of money. A lot of them think it grows on trees and get lazy.

You're also spending time with them which is great family bonding.

On the other hand.. don't take offense but all I see in the original message is "money money money".. now they don't even want to play video games because they're that obsessed with money?

Hmmm.

Think about it. Why would they let you (and anyone with you) go into the houses unsupervised. That is just begging for trouble.

When they deal with an agent, that agent and its broker are personally liable for anything that happens.

Being able to access properties is one of the reasons some investors become licensed.

Just wanted to point out that it's the same here in central VA. They just don't seem common around Virginia.

When there are "multi" families, usually duplexes, they're usually way overpriced.

I usually try not to judge people because everyone has different circumstances, but this looks like a major case of irrational behavior.

Like others said, check and see what it will go for at the trustee auction and if no one picks it up, wait and see when it turns up as an REO.

Hey Louise,

You'll have to ask your real estate agent or you can try to find information through your county's tax assessor's website. Websites like Zillow are useful to quickly browse information but they're not 100% reliable.

Hey Aaron,

You know you won't get a serious answer on this. No one has a crystal ball.

We know nothing about him or his business model. Is he a slum lord?

If you don't feel comfortable and you see red flags already, then don't do it.
