There are two lots next to each other in the Benson Hill neighborhood of Renton. They're 20,000 and 21,000 square feet, both zoned R-4. $125,000/lot

Sorry I couldn't figure out how to turn this around.

Great rental or flip opportunity with an open floor plan and new floors and appliances.

Currently on a month-to-month basis as a rental and could rent closer to $2,300/month as is. It needs some work and could rent for more after. For a builder it is zoned to add an additional floor to add value for a better rental or a flip. There is an unfinished basement for storage (not legal living space) as well as a nice, small but well-kept yard.

I've been doing wholesaling in the Seattle area and am considering getting my RE license as well. Can having a license get in the way of a wholesaling business in any way?

I'm trying to put a house under contract but it has a zero lot line, it shares a wall with another house next door to it. How would you assess how much value this takes from the house? I can't find any comps in the area that have a zero lot line so any knowledge on this would be greatly appreciated.

Hello,

I have my first couple of houses I'm putting under contract and my sellers want to know what all of their costs will be. I know they'll have to pay long term capital gains taxes which I think are 20% and I'm having my buyers pay the closing/title costs. What other costs will sellers encounter?
