@Bruce Woodruff say it again! I’m in the plumbing business and people think all we have in a job is labor and materials. That’s just a fraction of what it costs to operate! It’s expensive running a legit business

@Frankie Parker if the caulking in the tub is black that usually means what is behind it causing mold to grow. You have to remove ALL the old caulk, let it dry at least 24 hours (a fan would help). Then apply new caulk and wait 24-48 hours before using the shower again

@Andrew Litton hell, go get a stick of 1/2” galvanized pipe and a couple of flanges to screw it to the wall. Cheap and durable

We sold our house back in September (we had a contract for asking price in two days). We moved into a smaller house that we’ve been renting out for the last decade. We are sitting in a good position because we are living very cheap and on more cash than we’ve ever had. We got approved for way more than we should ever borrow because our debt to income looks great and we have enough money to put down over a 30-35% down payment. The problem is there’s not much listed for sale right now and everything is so inflated. I’m curious what everyone would do in this position? I’m hoping as spring rolls around there will be more listings pop up and hopefully prices may come down. My wife is getting anxious because we are a little cramped with 3 kids in 1200 square feet. Lol! Any suggestions are appreciated.

@Dorys Prentice just tell him you’re still accepting applications and you’ll reach out if he makes the cut. Simple. Always trust your gut. I’ve learned the ones that are real eager are trouble. I’ll leave it vacant for 3 months before I take a bad tenant just to fill it…
