Some others don't know what the heck they are doing and there lies the problem.

Thank you @Joe Villeneuve .  @randythomason It sounds like you are upset about wholesalers and assigning contracts. 

I have put in EMD with a contract to buy. This is intentional to buy. I put my money in and the owner is clear on my intentions and objectives from the minute I say hello. There is a need for wholesalers. I do this correct and pay taxes on every deal. Two deals I got from BP! Cool !!!

@Marissa Staller  flipping. Once you get a property under contract, the buyers will come. I did this in Atlanta and now in Tampa. I don't need to be an agent and I don't want to be an agent. I have friends who can help if I need. 

I never talked with RE agents because the agents work with MLS and it is rare that my buyers want a fixer from MLS.

I see you are Indianapolis and I don't know how the market looks. However it can be done where you live.

@Gabriel Krut great age to start while in college! Instead of relying on mom for money, start flipping on your own while in school. Get a SECURED card from your bank. Take the money from flipping and save and while you are learning and earning income and building your score. Start smart.

You will not go far if your plan is to rehab or buy and hold at this time. You need to set a goal and work backwards to obtain. 

You can flip without money and credit.

Yes indeed there are alot of new people every day that are not reading the forums for getting started. 

It is redundant "how do I get started?" 

I jumped in feet first and learned online years ago. I still feel new (flipping) and find great mentors here.

Actually I had sent a CR when I read the post and before I made the comment  :) I  am not that experienced as you most likely but I will reach out. 

There is a moderator and they handle the issues and like water on a ducks back...let it roll.

Why don't you be a teacher to this OP since you seem as if you are experienced based on your profile established 2016. You had to start from the beginning and who helped you? Show some grace and mercy. 

@Alvonta Flemings great 4 U !  You can absolutely wholesale to build up your cash! You can build your credit with a SECURED card from your bank. 

No you do not need to spend money to make money. Not with wholesaling. Yes if you want to rehab which is totally different exit.
