I have an off market property I am looking to put under contract. The owner owes a mortgage and has said that the mortgage would have to be paid off at closing. The property is in North Carolina. What form would I use as an addendum to my purchase and sale contract with the seller? This would be my first property with a unpaid mortgage. 

Hello, I am thinking about purchasing a property in North Carolina for the purpose of Air BNB and would like to know what percentage of vacancy loss should I expect since this will be a short term lease agreement.

No they didn't cost anything

During my first deal I have found out that the property I want to wholesale has 3 other parcels on it and one is zoned as a commercial parcel. It's big enough for the investor to build 2-3 other rental properties on it. The house itself needs a lot of work around 70k in repairs arv in the 150's. How do I market this deal to a investor? I am sending the seller an offer this week. Would you offer the seller per parcel or just the house only?

Hello real estate world, I have a question: if I'm just assigning the contract do I need to include in contract with the seller a due diligence period or should I let the buyer work that out with the seller since iam only assigning the contract. I have already had a contractor go and tell me everything that the buyer will need to repair.

I am new to investing in NC doing Wholesaling. I just found a property. how do I get the 2 contracts: purchase and sale agreement and assignment of contract.
