You are saying:

You don't need it in writing. You just want it in writing. 

Since you know what one of the problems is why don't you attend to that problem.  Get rid of that problem.  You know it is a "problem" so take care of it.  

Finish this issue.    Go  to the apartment with your clip board and let them complain and then you take care of any issue that can be taken care of. 

Let them vent.  Take care of anything that you are responsible for.  Say yes when it is a doable request.  Make the visit as short and quick as  is possible and say Yes when you can fix something and get this thing resolved.  You need your rent, and that is more important then your "rules"

I have tenants that have trouble speaking English.   Where would I be with them if I wanted all my requests in writing?  I want my rent and I want my property taken care of.  That's what you should want.

You have to do what you have to do to get cash flow.  If you can give up 10% to a managment company and still cash flow and that works for you then do it .  It's all about the numbrs and how much money you need to come out with.

We self manage.  It's a lot of work but so far we are happier doing it.  We have more control of the expenses and we monitor our propertys closely We know our tenants and know how they keep our property  We have 5 Duplexes right now.  We do most of the plumbing and repairs and upgrades ourselves.

There is great income there.  It's just the inspection with a house that old.  What s going on with the electrical?  Does it have to be upgraded ?and the plumbing? and the roof?  and the furnace?  And the Foundation?   Any Kitchen or Bath renovations necessary?   What are your total  rehab costs?    Can you handle some high renovation costs and what would be your cut off number and where would the money come from if you have to renovate

Sounds like th furnace should be replaced.  Everyone will know its life is over.

#1    Everyone is agreed.  Get rid of the Managment company 

#2    Get in there and find out what they have done to you

#3    Gather your documentation on the last year of your charges

#4     If you find that they defrauded you do something about it

#5     Don't ever do this again.  Demand accountability as Michel Noto              has outlined  

#6     Your job is to monitor the managment company.  Look at every                 order.  Check with the tenants frequently.  Look up the vendors               they are writing checks to

Everybody gets a Washer dryer hook up

Everybody gets a dish washer.  A dishwasher replaces one kitchen cabinet so that brings the price down anyway.

It was a nightmare.  It was inone bathroom where the cat used the bottom of the Vanity as a litter box.  The Vanity and sub floor were removed and the oder was still there

Home Depot aand bought their Cat oder disenfectate. We were told not to use clorax   Opened all the windows.  Used 2 layers of disenfectate and the oder was GONE

I don't know if he is putting the low flow in

Look up the last census report and see how many relatives you can locate.  Also look up the phone books in that town and call everyone that could be related
