what is the color of your flooring? If it is tan get 4x4 tubmled traveltine (tan color called walnut) install on diagonal direction with some 2x2 dark brown inserts like metal finish.

Another suggestion is to run a row of 4x4 tubled travertine the2" border on top of that then continue 4x4" tubled travertine in diagonal direction!

*both cases use matching light color grout.

Have you also consider using leadger stone panels 6x24"?

They look so nice beside the rough finish but I have done it in many projects..the only problem is cleaning abit and have to shave to make smooth in the areas where you put the outlet covers.

* 4x4" tumbled travertine around 3.5-4$ per sf

* 6"×24" leadger panels around $5-6.5 per panel (sf)

Both i think usually less expensive than the mosaic sheets unless you got a deal on them that different story 😉

Dont know why not trying the cash deed...once you have agreement with the owner usually they dont know or care if it is a quit claim deed or whatsoever!! Thats what I see most of the time.

You are not doing something wrong you are trying to protect yourself and to avoid any title problems in the future.

Basically you are buying the property that simple.

I'd call the county clerk and ask about which site to use to search the records...that way you can do your own search not saying professionally but at least sometime you can find some liens on any property interested in like labor liens, child support, abstract judgments...etc could save you some time and $$$ by filtering your targeted properties before doing the title search through title abstractor.

Some times I offer the former owners some time to leave like few weeks so I dont need to pay them alot and get them sign a short term lease with zero rent with waving their rights to fight any eviction and giving me the right to get the writ of possession right a way once the short term lease ends without giving them any eviction notice.

Hi guys hope you all well and growing your business.

I usually buy single faimily homes from the auction at low price since they need tons of rehabs (the ones I pick), Im trying to implememt the BRRRR strategy, contacted couple of banks the problem is since Im trying to refi in less than a year they would give up to 70% of the purchase price and no apprisal at this stage (onw bank offered 3 months delayed purchase I think thats whats called but not sure).

The problem Im having is they depend on the purchase price which is low as compared to the ARV and wont send appraisal till 1 year and I neither have lots of cash to keep in one or two deals and wait for one year nor do hard money.

Trying to refi as soon as Im done with the rehab if possible which most of the time takes me 1 month max on average size house.

Any recommendations would be appriciated.

Well done...just was wondering I tried to refinance but the bank said they cant do untill 6 months or a year and they give 70% of the purchase price (if refinanced in less than a year / no appraisal) the problem Im having is Im buying from the auction and usually the property needs tons of rehab means the purchase price is low...I know how to get the deal, rehab since im a contractor just missing the refinance part.

Any recommendations would really appriciate.

Hi...I'd suggest to buy from the auction and rehab I can help if you wanted to go that route.

Also I have a property for sale that need some rehab around 2300 sf 4 bed 2 bath the rent average is around 1700/month or so...zip code 75212 by the trinity river project which there will be a huge increse in value in the next coming years since new developments happening there.
