Post: Is offering cash back at closing legal?

Hi everyone, I am a real estate agent in Southern California and have been interested in getting involved in wholesaling properties. My question is would it be legal to offer sellers cash back once the deal goes through? To be more specific, there would be no commissions involved in these deals so I would pay the seller money out of my own pocket and advertise this as an incentive.I have searched for this topic online and have had some mixed answers and wanted to see if someone might be able to provide a more clear and definitive answer. I wanted clarity before I went any further with this idea.

Hello everyone! My name is Anthony Banegas. Some background information about me: I just ended my 3rd year as a college student and am entering my fourth and final year in the Fall, I am 20 years old, I also recently passed my California Real Estate Sales Person exam in March. I am reaching out to anyone who can help give me any tips for a newbie to the industry and any advice you wish someone would have told you when you first began. I am open to all fields of expertise and I wound like to grow in as many areas as I can, so all input is welcome! I am in dire need of advice as our current economy in May of 2020 is experiencing major declines, and I am unsure of where the industry, let alone the country, will be in the next 6 months to a few years.
