Going back to the OP's proposition. Yes, we should get like minded people together to have conversations and network. If something more comes out of that for one or more of the people attending so be it. 

To talk to people who are not afraid of the what iffs would be refreshing.

If you were in Raleigh I can tell you exactly who to go to for a great learning experience. Much less helpful for Charlotte. I would say each of you take classes at the same time but go to differe schools and compare information and results, either that or pick the school with the highest trainee pass rate.

Something no one here has said that may be an option for you is to post the property on the BP marketplace. I am not going to advise on your past actions, information for a better experience next time is available here on BP, just validate before you act on it. In moving forward to try and solve the current problem as others have said contact everyone who may even be close to interested, post on the BP marketplace there are hundreds+ of people on this site that are looking for deals (myself included) as someone above said contact the We buy ugly houses people, or any other signs that advertise to purchase properties, contact hard money lenders to purchase yourself. 

Personally, I think the most important thing for your business image is to close the deal. (if it really is a good deal you should have no problem turning it around) Bad news spreads much faster than good.

Emilio,

Raleigh does not have a great deal of smaller multifamily properties. If you are looking for 80+ units that is a different story.

I am not supporting a particular company, but their site is well programmed, has a 15 minute update time from the MLS and allows you to be granular in your searches. This is for Triangle only, the Fayetteville portion is garbage.

This will allow you to see the crime heat maps.

If you want up and coming areas you need to expand outside of Raleigh. Areas like Clayton, Holly Springs, Fuquay-Varina, Wake Forest, portions of Garner, portions of Knightdale. Will give you better value add or growth opportunities. 

If you want war zone stuff, check the heat maps then cross reference it on the realty site.

If you can find a property where the numbers work, Raleigh is great. Finding those is where I am struggling right now. The area is very stable with Universities, RTP, and other industry.

I have a property in Fayetteville I am looking to part with, my renter just moved out.

Additionally if anyone has questions ask away I was stationed there for several years and have been part of the area for more than a decade. I am not claiming to know all the areas, but I am willing to share what I am familiar with.

Both from an investment standpoint and a rental, I have never been a fan of the Priess company. I have declined purchases of some fairly strong rental properties because of their management and operating policies. As Andrew S said they add conditional clauses to sales of their units that keep their fingers in the pie, and in one of the locations the own just over 50% of the units on property so they control the HOA as well. I apologize for not being able to offer a better alternative.

What about do both? Buy a house that fits your needs as a primary, that will cash flow if you make it a rental and house hack for now. This lets you have a place to live this is your own you can take advantage of lending that tailors to primary residence purchases and learn the ropes of property management with a roommate that will at least partially subsidize your mortgage payments. - It is not the only option, just a thought.

Your statement of not knowing what you can afford is something you need to fix. You should know what you can afford and what a good deal is to give you a better picture of your options.
