I think Phoenix is a great place to be for RE investing. I was just in Tempe (lived there for a summer), seems like there's a lot going on. I love the arts district. Let me know if you find anything that cash flows.

Hey BP, 

Does anyone know where/how to find the long term occupancy average for a certain neighborhood (per the Harvard Study on housing market cycles)? I'm looking specifically for downtown LA.

@Munira Hassan rail has been shown to increase property values. We are seeing a massive increase of high-end sales in Santa Monica, and the theory is that it's because of the light rail line opening in the spring.
