@Jim K.   beginning 2021 Colorado Landlords are no longer allowed to refuse tenant/applicants based on their source of income.  This was the legislatures way of trying to force landlords to accept section 8 tenants.  

They also passed some very important legislation preventing denial of tenant/applicants based on hair type or style.  I had no idea hair type or style was a problem...lol.  

@Devan W.  Years ago I leased an apartment to a stripper, it brought a lot of baggage and problems to the property which in turn caused issues with other tenants and neighbors.  See @Account Closed for a brief example.

I'd leave it alone until rates settle.  Focus on keeping it occupied and cash flowing.  Maybe finish the basement now if you're able to increase rent and realize a respectable return.  Might as well have the increased rent help pay for some of the basement finish while you wait to cash out.
