Good afternoon, 

I am currently self managing 6 properties (7 doors) without any issues. Recently got interested in a property with two levels and two trailers that rent separately. I thought may be getting a property management company involved in this property. Any good ones out there?

Theresa, the issue is they are not paying the market rate for the place and even that is requiring me to do a lot of legwork. They are not paying the late fees either. I just want them out but don't want to open a can of warms with their disability status.

Hello BPers, 

I have a tenant who has been month to month for 2 years now. About a year ago she got involved in a car accident and her leg had to be amputated. Before you think I am a heartless money hungry landlord, please note that they are living in a property with a rent much lower than market rate because they have been my tenant for more than 4 years. I haven't raised their rent during this time. 

Their rent payments have been very erratic , late 7 times in last 12 months for instance. That's why I talked to her last February and got her commit verbally to leave the property at the end of July. When I texted her last month to check on her, she mentioned her disabled status and she said that she needed to stay in the property because they still haven't located a prosthetic leg for her yet. 

I didn't reply to her to not get myself in a bad situation with law but at this point I need to have them out of the property. Should I send them a 30 days notice? Would I be violating some laws?

If they are on H1 visa they can rent. It gives them the opportunity/ right to work and live here for 3+3 years. I know I was able to rent apartments when I had h1b.

I have a prospective tenant that comes in with a TAXID vs SSN. My agent who is handling part of the screening is telling me the prospective tenant has a job in US and has paychecks to prove it.

I am just curious if anyone has dealt with a similar situation before. I just don’t want to absorb too much risk when I rent to this person.

Hello there investors,

I will need to replace a unit from 1995 in one of my units.

So far the quote I have is as follows:

- Run Tru unit at $4998 with 10 year parts and 1 year labor warranty

- Trane unit at $5741 with 10 years parts abs 2 years of labor warranty.

I am familiar with Trane. The contractor tells me that Run Tru is a cheaper version of Trane.

Has anyone has any experience with Run Tru units ? I know Tranes are reliable but would like to find out if I can justify spending the extra $$$ for it.

Used to live in Chesterfield, VA , now in Prague, Czech Republic. :) Talking about long distance relati..I mean investing :)

Have two properties in Chesterfield County. Will be closing soon on another SFH in Richmond city.

Always looking for a good investment in either West or East of Richmond market. Recently have been looking at Lynchburg and Newport News markets.
