Thank you all for your honest and helpful responses. 

I've got a few more questions for you, as my previous question was a bit obscure and stupid. 

I understand MLS isn't the best place to find a great deal, but I could use the listings for comps in the area right? or would you recommend a better tactic?

Also, where could I find information about foreclosure/notice of default properties, probate properties, short sales, REO's, etc? As a wholesaler, I should try to keep my focus on these areas right?

I appreciate the help more than you could understand!

What's up BP?!

I'm a rookie wholesaler in the Inland Empire and I am on the hunt for those TLC/Handy-Man Special/Screaming Deal properties. As I've come to find out, they aren't just going to magically appear because I want them to...haha

I've heard through the grapevine that a great way to find distressed properties is on the MLS, so I've arranged to meet up with a realtor this week who works with investors

I just want to make sure I'm asking the right questions and insuring that my meeting isn't a waste of time for both of us

1. I'd definitely like to be added to his MLS automatic queries, so any deals that pop up are sent over to me

2. Go over any letter of intent tactics he knows of

3. Find out what types of no money down techniques he is familiar with

4. What kind of Investment properties has he been dealing with in the past 6 months

Any other suggestions guys? Any insight on how you work with your realtor would be greatly appreciated.

Also, how much do realtors typically get paid for sending leads?

I see that you're new to the real estate game as well, what exactly are you doing in the business?

Steve Veen thanks for the pointers! Determining the ARV and repair costs are still two big question marks for me. Do I have to hire a home inspector or a construction contractor to get a legitimate idea of the costs or are there other means of determining it? I'd be honored to exchange information and bring great deals to you in the future so you can accomplish your goals and spend more time with your wife and kids. Is there a way to direct message on biggerpockets?

David Friedman wow I appreciate the opportunity, I'd love to add you to my buyers list..we need to exchange information and discuss what types of homes you're interested in, not interested in, etc. and absolutely! It'd be an amazing learning experience to walk through a project with an active investor..just tell me when and where! Tim G. I've done a little bit of research on investment clubs in the area and it seems like all the numbers are disconnected or incorrect (I tried calling a club in Orange County and ended up talking to a very lonely lady about how she gets calls for the club all the time, about how her husband was an engineer, and she's an amateur magician hahaha) if you can give me valid numbers and locations for local clubs I'd greatly appreciate it! -thanks guys you have no idea how much I appreciate it
