Deals are very slim in Gaylord. RE listings are down considerably from last year.

What @David Lilley pointed out is correct. Consider doing more due diligence up front if you purchase another rental. The more you know and have done  before closing the better. Estoppel letters are great and are what we used when purchasing our first duplex that was fully occupied. This allows you to know up front if the Tenant(s) have a lease, security deposit, how utilities are applied, etc. Normally, all tenants and current owner/landlord sign the letters. The letters are a nice legal way to protect you.  Hope that helps.

I've been testing Cozy and Tenant Cloud. I just found Tenant Cloud and like that you can customize the online rental application, have your own little made up website that you can point applicants to for listings, create your listings from their site which propagate out to the major sites (Zillow,Realtor, etc) (although I found that the listing description has character limitations), and track income/expenses for free. The interface is user friendly for Tenant Cloud. They have an app for your phone which isn't too bad. I haven't used their credit/background check or the rent payment options yet which look promising.

I'm excited to learn and get started in investing in rental properties. I'm new to TC and real estate. I am interested in networking with fellow investors. My occupation is in Information Technology.
