I just recently moved back to this area and IMO deals can be a little tricky to come by.  Most the time the rent to price ratios are just not there for me.  That being said I just bought another house in Hubert that I am rehabbing and have another under contract in jville that will be a rental... so they DO EXIST!

I have already passed the VA and National exam, so I would imagine the NC test is similar. My question, a little more specifically is regarding where to learn about the things on the NC test. Not sure if any one has suggestions on where to get smart on that stuff? @Ryan Hopkins I hadn't considered a weekend crash course, so I will look into that!

I just got licensed and started with a brokerage in VA, only to find out that I will be moving in the next month to North Carolina. I would like to sit for the NC exam and am curious if anyone has any insight on how to study for the NC test? Any good free or low cost resources available?

I will be moving to the Camp Lejeune area, so if anyone has recommendations good brokerages in the area, I am open to suggestions!   Thanks

PenFed does 80% on non owner occupied HELOCs. Also, I believe Langley Federal Credit Union will do 95% (that's what they told me over the phone but I never went farther then that).

Hey Zack, I will probably be getting orders down to Lejeune in the next 60 days and I just hopped on BP to see if I needed to start a meet-up when I arrive ;-) I probably wont make this go around, but if you happen to put together another one, I am in! I have my license in VA and researching whether or not I want to transfer/obtain my license in NC. I would like to continue investing in the area and definitely need to network!

Currently off market.  Easy to rent and currently fully occupied.  Rent are slightly under market by $50-75 per unit.  Owner pays for water, sewer, trash.  Tenants pay for gas and electric.  New metal roof in 2016.  Off street parking in carport for 4 cars.  Full, unfinished basements with W/D hookups. Main floor is living area, eating area, and kitchen.  3 of the 4 units have vinyl in kitchen and carpet in living area.  One unit was upgraded last summer to Vinyl plank floor that looks amazing!   Upstairs,  bedrooms have hardwood floors and beamed vaulted ceilings.  Kitchen appliances are inlcuded.

anything you can do or get while still having the military pay your salary... do that!

As far as investing, remember, when you stop having a W2 job, it gets much harder to get any sort of loan/ mortgage.  Factor that into your investing timeline.  

I'm a believer that you should leverage all the opportunities the military gives you until you decide its time for you to go on and do bigger and better things. It's quicker for some than others :) the grass is always greener somewhere but your goal of $5k paadive income is totally doable with some smart investments.
