I wouldn't pay for the education. You can't learn in days what took someone years to do. However, it is your money and your choice. If you feel justified then so be it. But the above post is pretty solid. You are definitely in a better position to succeed, learn while you earn. It may not be the beasty profits you want, but you'll learn and when you do get there, your learning curve will be shorter and and your profits higher. Just keep your endgame in mind. A solid plan is better than paid education. If someone famous said this then credit them, if not dibs.

I would recommend going to the housing authority for the zip you want to rent out to. See what they offer, and if you want to pursue it past that, it's up to you. There's a very negative vibe towards section 8 which is obvious in a lot of posts. But a lot of people fail to see that the non S8 just have better jobs and will depend on that job to pay for everything. I may be a dreamer, but I've always believed that if you setup proper expectations and create clear lines of communication and screen properly, everyone is the same, just a different person signs the check. But then again I'm just a wholesaler.

I don't see why not. You're only allowed one FHA loan at a time. Always check with your lender or mortgage broker to see what you qualify for though. Better to ask the SME, then joe smoe (me :) )

I understand helping him out, in fact paying it forward has always hit close to home.  I would sit down with a lawyer and figure out exactly what you need for him to be an employee, how to cover him, and a contract that includes current and future duties, because we don't plan for sunshine, we plan for horrible tsunami's created by fault lines that end up as life shattering disasters. 

That may have been overdramatic, but essentially, I don't want you to just believe what someone said on a forum and make it law, because many things are federally mandated, but your state may vary on what coverage is needed be it full time or part time employee.

Day 3 was a game changer, not for RE but the pitches just turned into why can't you do this? I just saved you that money! Rah Rah rah. I didn't sign up, but if that software actually works as intended.  Definitely worth it if you can bypass the analysis paralysis phase.  I would probably attend any 3 day just a for the software.  Once my wholesaling is very consistent, then I honestly, it's a drop in the bucket for what it could produce, even if it only did half the stuff it say it does.  

Has anyone used the software? Can anyone rebuke it? I haven't read anything online saying otherwise.
