I have about 30 units in Shawnee. I am a strong believer in the area. They have just started a community program called the Blue Zones Project (www.bluezonesproject.com). It is a pretty cool deal. They are replacing all the sidewalks at the intersections and there has been a ton of growth up by the interstate. 

I am having a little harder time finding the lower end properties I usually invest in but that is mostly because I have been tightening up my personal requirements and ratios. You will need to have good property management in place or be personally involved as the tenants tend to be more management intensive. The cash flow is great. Appreciation- not so much. Although, I have done two wholesale deals this year. I sold the properties for $18K and $35k and they are now listed for $149K and $120K after rehabs. I'm watching to see how they do. Meeting went great! We had about 15 people there. Fun note- I believe everyone at the table was an active real estate investor and between us all we own or manage over 1000 properties! O.k., two people represented the bulk of the units but there is a lot of knowledge in the room. I always leave feeling pumped up by talking to peers in real estate. Thanks to all who came. I have posted next months meet up time. Look forward to seeing everyone there.

September 2017 Oklahoma City Meet Up

This is a networking event. We are having lunch and sharing our current projects, successes and struggles. There is no speaker or expectation of participation on anyone's part. Please come and listen or ask questions. We discuss the local market and activities of the local investing community.

All experience levels are welcome. Most of the attendees have properties and are generally buy and hold folks. Most of us are in a growth phase. We welcome newcomers and those with little or no experience. I find myself motivated by discussions with a variety of individuals. We are basically a bunch of real estate nerds geeking out together.

Please let me know if you have any questions. Please let me know if you are coming so I can have a rough head count. Please come anyway if your schedule opens up and you did not tell me!

We are meeting on the fourth Tuesday of every month for lunch so put it on your calendars.

I have a lot to say on this subject! I have two parks on private well and septic. One is shut down because of it. (I bought it that way.) feel free to contact me if you have specific questions. You really need to become well versed in the requirements and laws surrounding them. 

Biggest downside is they are very expensive to fix if something goes wrong and you don't have a lot of time to fix them before the state gets involved. Upside is they are fairly common so they do work and people use them so you don't have to be afraid of them. Just need to know what you are buying and make sure you have a plan to deal with it.

I have noticed the same thing. Last year I bought over 20 units with my partners and now we are having a harder time finding the same kind of deals. I think it is great. I see so much renovation activity and all of the new sidewalks around my houses. I am very hopeful that a rising tide will lift all boats.

The best frauds have an element of truth or they wouldn't work. Any buyer of a tax deed should go through the District Court to evict occupants or file a quiet title. 

Tax deeds helped me get started but they have become too expensive in my opinion.

Yes, the word is out on these resales. I didn't get anything after buying 6 properties last year. People were paying more than I would from a regular lead I can fully inspect.

Oklahoma changed how delinquent property taxes are handled a few years ago. Counties no longer sell tax "liens". All of that is gone. They sell tax deeds after the property taxes have not been paid for three years. The tax sale was last month so there are probably legitimate individuals evicting occupants under these tax deeds. Just fyi. There maybe crooks out there under other schemes but if some one "paid the taxes" through the county sale, they have a real claim to the property.
