@J Scott it's a personal residence. to close we need $8550 and we have $5500. We're using FHA loan with 3.5% down.

I need $3100 to close on home that my wife and I like. Any ideas of finding the money? Should I go to a local bank? Close friends & family are not an option for us at this point and we rather not ask. 

@Account Closed My property is a duplex in Lansdowne, PA. Great location. I'm planning on moving out of my unit soon. 

@James Wise I'm considering buying a multifamily(renovated) in the Philly area due to the fact I will only pay property tax as oppose to the neighboring burbs where I pay too much taxes (school and borough). I find it difficult make a decent cash flow. I collect $900 rent and I'm considering increasing rent $20 more dollars next lease term. What do you think?

@James Wise thanks James. How do I go about analyzing rental properties correctly (Income - Expense) I find myself lost searching for the taxes(school, property, borough), insurance, and mortgage payments 

After buying a home, how soon can I go to a local bank to get qualified to purchase a multifamily home? I currently own/owner occupy a duplex that has no mortgages and I plan to refinance it to purchase other multifamily after buying a single family home in a month. All ideas and advice are greatly apperciated. 

Does anyone know a great inspector that offers great price in the Lansdowne and Pottstown area?

I'm trying to find someone who owes me a large sum of money. They sold their house a month ago and their new address isn't showing up on Google when I search their name. The new owners do not know where he moved to and are trying to reach him as well since his old mail is still going to the old address. I told my lawyer to try to find him using Lexis Nexis . Any ideas?
