We asked for more info, but the response wasn't good, to say the least. We’ll be chatting with a lawyer tomorrow to get clarity. Thank you for your response.

Being a guest and "visiting" are just looking for trouble.  If you allow him to live there without being financially responsible, you will tacitly yield tenants' rights to him, but without any obligation on his part.  And let's be honest - he's going to be living there.  Do you think he'll have an apartment of his own at this point in his life?

He would probably not pass my background check (you don't mention his crime), so I don't care if he is moving in with Mother Teresa.  I think your liability exposure is absolutely not worth it.  There are tons of qualified applicants out there looking for housing these days.

You are probably right that he will be living there. We’re going to dig deeper into the legal side of this and weigh our options carefully. Thanks for your insight!

If he’s moving in full-time, a background check and updating the lease make sens.

If he’s staying long-term but not on the lease, having his info on file is smart, and it’s worth setting clear expectations on guests vs. residents. You might also want to check local laws to be sure you’re covered. What state are you in? 


Thank you, Dominic. The property is in Indiana, and I’m fairly certain he will end up living there full-time. I’m not entirely sure what that means for us yet, but we plan to consult a lawyer to understand any precautions we should take if we accept him as a tenant and an issue arises.

Thank you everyone who replied. We have our family member (local realtor/investor) manage property but just for maintenance requests and urgent issues, so we manage rental payment on our own. So far, our tenant has been on time on their rent (just two months, so they better be, right? haha). Maybe when they start getting late on their rent, we might start issuing a monthly invoice as a reminder...

Hello BP. 

We purchased our first LTR property this summer and have a renter since September. We were still figuring out the best way for the renter to pay their monthly rent for the first two months. We got money order, then we set up Zelle. We will be using Zelle from now on. Noticed Zelle has invoicing feature, so I'm curious if people generally issue monthly rent invoice? Or just have your renter pay without any official request or any invoices?

Mostly because we have family/realtor there who have experience investing in West Lafayette. Also for MTR purposes, we selected the area near to the two hospitals.

Hello! I'm in the process of finalizing our first investment property in Lafayette, IN. We live in Washington state, so this will be managed remotely. I would like to connect with people who are in or near Lafayette, Indiana. We are new to investing and would appreciate your knowledge. Is anyone running mid-term rentals in that area?
