 Good advice. Thanks Perry. I know a friend who got hit hard during the downturn in 2008 because he had little capital invested while he took out hefty loans. Luckily he got out of debt since, but it was a tough climb back up. I am definitely leaning towards a cash investment...at least for now.

 Very helpful. I would like a sizable return on the investment in the short term; i.e. rental income. That answers my question.

I am on my way to invest in my first "buy and hold" property and I am sitting on some; $150,000+. 

I don't know whether I should buy 1 property with cash or get a loan and buy several properties. 

Any suggestions would be appreciated!

I decided to invest in real estate just a few months ago and I am still in the researching process. I obviously 'am a bit anxious about the whole thing, but also excited about what the future may hold.

I am currently in the process of identifying an area where I can start my investment. I live in Northern Virginia, but i am open to buy anywhere in the States. Does anyone have an idea as to what the best areas to invest are? what states? and specifically, what cities?
